Plans for three-storey building with four shops and 11 flats recommended for approval
Officers have recommended the proposals be approved by Planning Committee.
Plans for a three-story building with four business units and 11 flats in Doncaster have been recommended for approval, despite objections from a local councillor.
Councillor Glyn Jones, who represents Hexthorpe and Balby North for Labour, objected to the proposals, planned for vacant land off of Shady Side, Hexthorpe, with concerns including parking, traffic generation and refuse storage and removal.
If approved, the proposals will see a three-storey building erected on land next to the Hexthorpe Youth Centre.

A report by planning officers, which will be presented to councillors on the City of Doncaster Council’s Planning Committee on June 2, 2026, states: “Car parking for residents and visitors to the flats, and staff and visitors to the commercial units, is proposed to the western portion of the site, with landscaping to the front.”
Diagrams for the layout of the site show there will be 19 spaces in the car park, with each of the 11 flats having one allocated parking space.
Cllr Jones, who also serves in Mayor Ros Jones cabinet and is the deputy mayor of Doncaster, requested the application go before the Planning Committee for consideration and shared a number of objections to the plans.

His objections centred largely on highways infrastructure on and around Shady Side and Hexthorpe.
He wrote: “The road (Shady Side) is a bus route and at the point prior to the proposed development there is a sharp, unsighted bend that create access and egress issues.
“The development will increase traffic in the area, which has increased significantly following the new development of 400 – 500 properties on the Pullman Green Estate just 50m away.”
Cllr Jones also raised concerns that there had previously been plans for a fast food outlet at the site, which he said he would object to. However, officers stated there were no plans for such a business on the site and it would require additional planning permission if that changed.
Members on the council’s Planning Committee will consider the plans when it meets on June 2, 2026.
