Applicant Darren Marsden wants to turn an end terrace house on Adwick Lane in Toll Bar into a cafe along with a two-bedroom apartment.

But the plans have been met with opposition. Bentley Coun Jane Nightingale has requested the decision is debated at a meeting of the planning committee later this year if approved by officers.

The cafe would need to apply for a separate alcohol licence even if planning permission is granted.

Residents objecting to the plan say there is ‘no need’ for a cafe selling alcohol and a petition has been gathered by neighbours in opposition to the plans.

Objector Ian Sayles, said: “I'm objecting on behalf of a resident who lives next door to 61 Adwick Lane - she does not want cafe and flats next door.

“It’s not been a shop for over 30 years, it closed because there was no trade. There is no reason to have a cafe or any sort of shop they will not get passing trade.

“There is a petition where she’s got nearly everyone in the street to sign it - they are all against it being a cafe with a alcohol licence.

“She bought her house for peace and quiet. We hope this planning permission gets refused.”

Coun Nightingale said: “There is in my opinion no personal need, necessity for premises of this tenure within this area.

“Allowing a business of this nature within this permitted space will only cause annoyance, anti social issues, littering and parking issues on an area that only has one available walkway for pedestrians and children.

“It is not practical to have such an establishment opposite a small children's play area and also on a road that is a link route to Adwick train station from Toll Bar and also considering that traffic does and often travels at speed in the approach to the residential area.”
