Located on 34 Frenchgate it is hard to imagine a more central location than the one occupied by the White Swan, which is on the market now for £350,000,.

The White Swan, which has views of Doncaster Minster to its rear, is best known for being an Irish themed pub and has a “core of regulars.”

The last post made by the pub’s management on October 23 this year, announcing it would be closing due to the Covid-19 pandemic.

The sale is being marketed by Fleurets Limited on behalf of their client who owns the freehold of the property.

Fleurets describe the White Swan as: “A traditional public house, drawing its trade from a mixture of daytime visitors to Doncaster town centre, evening circuit trade and a core of regulars.

"Trade is a mix of wet and dry sales, tipped more in favour of drink.”

Fleurets say their client has a tenant in situ on a 15 year agreement, paying £30,000 rent per annum.

The lease commenced in 2014 and is subject to 3 yearly open market rent reviews.

The White Swan is a part 3-storey, part 2-storey building under pitched roofs of brick construction, with a single storey flat roof extension to the rear as well as an enclosed courtyard.

Fleurets describe the pub premises itself as: “A vestibule style bar area, which has tiled flooring, half wood panelling to the walls, an attractive wrought iron fireplace with tile surround, seating on perimeter benches and low stools set at loose tables.

"This leads up through to the bar area, which is mainly taken up by the wooden bar servery with tiled flooring and some high stools to the bar.

"The main trading areas sit behind this and are split level in nature with carpeted flooring, perimeter bench seating, chairs at loose tables and half wood panelling to the lower level and on the raised area loose tables and chairs on parquet flooring.“To the rear of the trade space is a service area that is large enough to act as an overspill in busier periods.”

The flooring here is tiled and the seating is on high stools set at a drinking shelf to the perimeter of the building.
