Doncaster house prices increased more than across the whole of Yorkshire

The boost contributes to the longer-term trend, which has seen property prices in the area achieve 6.9 per cent annual growth.

The average Doncaster house price in July was £137,416, Land Registry figures show – a 3 per cent increase on June.

Over the month, the picture was better than that across Yorkshire and the Humber, where prices increased 1.5 per cent, and Doncaster outperformed the 0.5 per cent rise for the UK as a whole.

Over the last year, the average sale price of property in Doncaster rose by £8,900 – putting the area third among Yorkshire and the Humber’s 21 local authorities for annual growth.

The best annual growth in the region was in Ryedale, where properties increased on average by 7.7 per cent, to £250,000. At the other end of the scale, properties in Bradford dropped 0.4 per cent in value, giving an average price of £138,000.

Owners of flats saw the biggest improvement in property prices in Doncaster in July – they increased 3.3 per cent to £83,026 on average. Over the last year, prices rose by 3.7 per cent.

Among other types of property: detached were up 2.9 per cent monthly, up 7.2 per cent annually, with an average £208,407; semi-detached went up 3.1 per cent monthly. up 7.2 per cent annually, and averaged £131,465; terraced were up 2.8 per cent monthly, up 6.5 per cent annually, and £103,914 on average.

First-time buyers in Doncaster spent an average of £123,000 on their property – £7,900 more than a year ago, and £18,000 more than in July 2015. By comparison, former owner-occupiers paid £151,700 on average in July – 23.3 per cent more than first-time buyers.

Buyers paid 19.8 per cent less than the average price in Yorkshire and the Humber (£171,000) in July for a property in Doncaster. Across Yorkshire and the Humber, property prices are low compared to those across the UK, where the average cost £238,000.

The most expensive properties in Yorkshire were in Harrogate – £288,000 on average, and 2.1 times as much as in Doncaster.
