Reasons for objection include overlooking neighbouring properties, flood risk and over development of the site.

Thorne Moorends Town Council has also objected to the development supports the‘observations made by the Local Plan Team’ in response to the application.

In particular, the council notes that the site is ‘not one that has been identified for development’ within the emerging Neighbourhood Plan.

The site falls into the highest flood risk category of Zone 3 but ‘does benefit’ from River Don defences.

Planning officer Alicia Murray, said: “ There are no material planning considerations that would significantly or demonstrably outweigh the social, economic or environmental benefits of the proposal in this location.

“The development would not cause undue harm to neighbouring properties, the highway network, rail network, flood risk, or the wider character of the area.

“The development can also accommodate net-gain biodiversity, with space to provide sufficient landscaping.”
