Doncaster house prices increase, contributing to the longer-term trend

The boost contributes to the longer-term trend, which has seen property prices in the area achieve 3.18 per cent annual growth.

The average Doncaster house price in February was £131,403.95, Land Registry figures show – a 0.4 per cent increase on January, but still 19.1 per cent less than the £162,000 average price in Yorkshire and The Humber.

Over the month, the trend was better than that across Yorkshire and The Humber, where prices decreased 1 per cent, and Doncaster outperformed the 0.62 per cent drop for the UK as a whole.

Over the last year, the average sale price of property in Doncaster rose by £4,100, or 3.2 per cent – putting the area fifth among Yorkshire and The Humber’s 21 local authorities for annual growth.

The best annual growth in the region was in Harrogate, where properties increased on average by 8.82 per cent, to £302,000.

At the other end of the scale, properties in Scarborough dropped 2 per cent in value, giving an average price of £162,000.

Owners of flats saw the biggest improvement in property prices in Doncaster in February – up 0.91 per cent, to £80,539.29 on average. Over the last year, prices rose by 0.8 per cent.

Detached homes in Doncaster were up 0.4 per cent monthly and 2.59 per cent annually, to an average of £199,058.21.

Semi-detached homes were up 0.29 per cent monthly and 3.59 per cent annually, to an average of £125,618.66, while terrace homes were up 0.55 per cent monthly and 3.51 per cent annually, to an average of £99,452.74.

The newly published figures show first-time buyers in Doncaster spent an average of £117,600 on their property – £3,700 more than a year ago, and £17,300 more than in February 2015.

By comparison, former owner-occupiers paid £145,000 on average in February – 23.3 per cent more than first-time buyers.

Across Yorkshire and The Humber, property prices are low compared with the UK average of £230,000.

The highest UK property prices were in Kensington and Chelsea, where the average February sale price of £1.3 million could buy 15 properties in Burnley, where the average was £85,000.
