A catalyst for area
A FIVE-storey, high-tech office building under construction on a prominent town centre site is aiming to attract professional practices to Doncaster.
The 3 million complex, on the corner of Princes Street and East Laith Gate, is being developed by Doncaster-based Lazarus Properties and is due for completion this November.
And, according to the owners, a number of businesses are already proceeding with rental agreements including solicitors and accountancy firms.
Designed by award-winning architects Cartwright Pickard of Leeds, the highly contemporary building will have an eye-catching glazed entrance stretching from ground level to the rooftop.
It will also feature sophisticated energy-saving features such as movement sensor lighting, disabled access and basement parking for about 40 vehicles.
Glyn Smith, acquisitions and asset manager at Lazarus, said: "Professional practices such as legal, accountancy and medical services have traditionally occupied town centre premises in Doncaster.
This development will act as a catalyst to regenerate the area and attract more such businesses to the region.
"The building will be very striking and is in a leafy conservation area close to the train station and shopping areas. It will eventually link up with the proposed Waterdale development and be part of a whole new Doncaster."
Covering a total area of about 22,000 sq ft, with office space of around 15,000 sq ft, the scheme is described by Lazarus as the highest specification office development ever built in the town centre.
The units can be let as one or sub-divided on a floor by floor basis. Rental costs are in the region of 16 per sq metre and incentives are available for long-term leases.
